Continuation of the main street along NE Broadway

  • Neighborhood-oriented commercial (office or retail) on ground floor

  • Housing above

Create a significant corner at the intersection of Broadway and 33rd that serves as a gateway/landmark for the communities of Sullivan's Gulch, Grant Park and Irvington

  • Be aware of views through the site from NE 33rd as it approaches the intersection of Broadway.

Office building for southern portion of site

  • Use site's slope to incorporate structured parking and utilities

  • Vary the height/ roofline to allow views and sunlight. (Neighborhood is willing to consider additional height in exchange for greater amount of public open space and or housing.)

Provide open/green space in the center of the site which both separates and integrates the northern and southern portions of the site.

  • Connect this space through to the perimeter of the site, producing and east-west axis to connect with Fred Meyer.

Support the use of alternative transportation to and from this site as well as to the surrounding area

  • Provide for connections and handling of pedestrian and bicycle traffic; handle most of the parking below street grade; provide for a TMA

  • Actively pursue a future MAX station eg. Advocating with Tri-Met and funding a feasibility study. Provide access into and through the site.

  • Design building/s on southern side to accommodate future Gulch Bicycle trail by providing a pedestrian- friendly façade along the trail
    and access into the site.

Mix of Uses: Percentages of occupiable space

  • 55% Office
  • 30% Housing
  • 15% Commercial / retail

Other:

  • Community space eg. YMCA on first floor of office building

  • Remove or relocate billboard.

  • Design overlay for entire site

  • Mitigate traffic on Weidler between 32nd and 28th. Potentially block off Weidler at 32nd.

Further important issues

  • Fate of the existing structures on the site, particularly along Broadway

  • Build-out process, how can we be sure that the final product will match the plan if built in phases?
