Farrell's Block - Mixed Use Proposal

Architects Alan Kravitz and Greg Miller of the Aiyana Group have purchased the Farrell's property (between Broadway and Weidler and 17th and 16th) for a mixed-use residential & commercial project. The property is zoned CS (storefront commercial). As-of-right a development may have ground floor of commercial with housing above. The height limit is 45 feet. As of April, all necessary City approvals have been obtained.

Occupants begin to move into condo units.
May 2005
US Bank will occupy the SE section of the first floor.
11/22/04
Zupan's has withdrawn from the project, according to developer Alan Kravitz.

A new grocery store is now being sought to replace Zupan's.

Groundbreaking Ceremony

The Groundbreaking Ceremony is held on 9/30/03 at 10:30 AM. Construction will start in October, now that demolition of the existing buildings on the site has been completed.

Project includes a Zupan's Market and 88 Condos, including 7 Penthouses.

Aiyana project approved by the Hearings Officer.
1/8/02
The SGNA Board voted to accept the report of the Land Use Commitee. The report recommended approval of a height adjustment and removal of a buffer with specific conditions. For the full report click on the link.
12/20/01
Meeting with Aiyana to view updates in the building design and to specifically view the proposed building in the context of the surrounding buildings and public spaces.

Present were members of both SG and Irvington, Grace Church, Broadway Florist, and the property owner of the residentially-zoned lot at 17th and Weidler.

After a presentation there was considrable conversation with opportunities to raise questions and explore possibilities.

Aiyana is hoping to submit their proposal to the City before Christmas. We will be supplied with a copy of their plans at that time.

Aiyana expects the City to take at least 3 weeks before they send notices out to the community. This time frame as well as the official time given for comment should give us sufficient time to develop our response.

In general the group feels the project is moving in the right direction. To date we have not convened separately, as we are attempting to work with Aiyana to get a project that we can support.
We will be having such a meeting after we have seen the finished submission.

Ultimately the land use committee will make a specific recommendation to the Board at a meeting to which Aiyana is invited.

Workshop at the offices of Aiyana Group attended by members of both SG and Irvington land use and Grace Church.

Presentation by Aiyana which reflects some of the comments offered earlier followed by a give and take session.

11/13/01
The Aiyana Group presents conceptual drawings of its project to the SGNA Board and representatives from Irvington and Grace Memorial Church.

The response is generally favorable--especially for the additional housing. There is less concern for the added height, but interest in aspects of the design, the affect on existing businesses, and traffic.

Aiyana is willing to hold workshops in which the land use committee and other interested persons work out their mutual interests. We are hopeful that we can reach agreement.
